Construction Site Services
Before the first foundation pour and long after the last nail, a construction project demands careful site management. Southern Shore provides the full spectrum of site services — from initial land clearing to final grading — ensuring your project runs on schedule, on budget, and without surprises.
The Foundation of a Successful Build
Great homes don't start with framing — they start with a properly prepared site. Southern Shore's site services division handles everything that happens before, during, and after vertical construction: land clearing, rough grading, utility trenching, erosion control, temporary power and water, material staging, debris management, and final grade and landscape preparation. We coordinate all of it so your project stays on schedule and your site stays safe and organized throughout the build.

Frequently Asked Questions
Do I need a separate site contractor, or does Southern Shore handle everything?+
We handle it all. Southern Shore's site services division operates as an integrated part of your project — not a separate contractor you have to manage. This means one point of contact, one schedule, and no finger-pointing between trades when issues arise. For custom home clients, site services are included in the overall project scope.
How long does site preparation take?+
Typical site prep for a custom home lot runs 2–4 weeks for clearing, rough grading, and utility trenching. Heavily wooded lots or sites requiring significant cut/fill take longer. We provide a detailed sitework timeline during the design phase so you know exactly what to expect before we break ground.
What about erosion control — is that really necessary?+
Yes, and it's legally required in most North Texas jurisdictions. Erosion control protects your site from washing away during construction (which costs time and money to fix), keeps sediment out of neighboring properties and waterways, and is a condition of your building permit. We install silt fence, construction entrances, and sediment basins per the approved SWPPP (Stormwater Pollution Prevention Plan).
Can you work on difficult terrain — steep slopes, rock, poor soils?+
Absolutely. Our team has experience with the varied terrain North Texas presents — steep grades, limestone shelf, expansive clay soils. Our site evaluation during due diligence identifies challenges before you buy the land, and our sitework scope addresses them properly. Challenging terrain adds cost, but it shouldn't be a reason not to build.
