Luxury Custom Homes
Bespoke residences designed and built to your exact vision. We create extraordinary homes that reflect your lifestyle, aesthetic, and aspirations — every detail from architectural concept to final finishing reflects uncompromising quality and craftsmanship.
A Home Built Around You
Every Southern Shore custom home begins with understanding you — your family, your routines, your aesthetic, and your vision for how you want to live. Our design-build team guides you through a collaborative process that transforms your aspirations into architectural reality. We don't start with a catalog of floor plans and ask you to pick one. We start with a blank sheet of paper and a conversation.
What distinguishes a true custom home from a production or semi-custom build? In a production home, you pick from a menu — this elevation, that flooring, those countertops — but the floor plan, lot orientation, ceiling heights, window placement, and proportions are all fixed before you arrived. A custom home by Southern Shore starts with none of those constraints. Your site determines the massing. Your lifestyle determines the floor plan. Your taste determines every material, finish, and fixture. No two Southern Shore homes are alike because no two clients are alike.
We take on only 6–8 custom homes per year. This isn't a marketing claim — it's a structural decision. By limiting our volume, every project gets direct principal involvement, dedicated site supervision, and the uninterrupted attention of our best craftsmen. When you call with a question, the person who answers knows your project intimately — not from a file, but from being on site yesterday.

Our Custom Home Process
Building a custom home is a journey. Here's how we guide you from vision to keys.
Discovery & Site Analysis
We begin by understanding how you live — your daily rhythms, entertaining style, storage needs, privacy preferences, and aesthetic language. Simultaneously, we analyze your site: topography, solar orientation, prevailing winds, views, setbacks, and soil conditions. The site informs the design; the design responds to your life. This phase typically takes 3–4 weeks and includes multiple in-person meetings.
Architectural Design
Working with our architectural partners, we develop schematic designs, then refine through design development into full construction documents. You'll see 3D renderings, walk through virtual models, and touch material samples. We iterate until every room, every sight line, and every detail feels right — typically 8–14 weeks depending on complexity.
Pre-Construction & Selections
With final plans in hand, we develop the detailed budget, obtain engineering stamps, secure permits, and begin the selections process — flooring, stone, cabinetry finishes, plumbing fixtures, lighting, hardware, paint. Our design coordinator guides you through every decision with organized samples and clear deadlines. No decision fatigue — we've structured this to be enjoyable, not overwhelming.
Construction
Groundbreaking to final clean. Your dedicated project manager provides weekly updates with photos, schedule tracking, and budget reports. You'll have a client portal with real-time access to your project — selections log, change orders, schedule, photo gallery, and messaging. We encourage site visits and schedule milestone walkthroughs at foundation pour, framing completion, mechanical rough-in, drywall, and trim.
Finishing & Handover
The final 6–8 weeks are all about detail: cabinet installation, trim carpentry, painting, flooring, tile, fixture installation, and systems commissioning. We perform a comprehensive quality assurance walkthrough — our punch list is typically 200+ items — before we ever invite you for yours. At handover, you receive a home manual with warranties, maintenance schedules, paint codes, and every subcontractor and material source.

Frequently Asked Questions
What North Texas families ask before building a custom home.
How much does a custom home cost to build in North Texas?+
Southern Shore custom homes in North Texas — serving Gainesville, Denton, McKinney, Frisco, Prosper, Celina, and surrounding communities — are priced above production builder levels, reflecting full architectural design (no stock plans), premium materials and systems, in-house custom cabinetry, dedicated project management, and a craftsman-level build team. Land cost is separate and varies dramatically by location. We provide transparent line-item budgeting with allowances for every category — you'll always know where your money is going.
How long does it take to build a custom home?+
From signed agreement to move-in, plan on 14–22 months: 2–3 months for design and engineering, 1–2 months for permitting, and 11–17 months for construction depending on size, complexity, and weather. We build year-round, but North Texas spring rains and summer heat extremes can affect exterior work schedules. We provide a detailed timeline at contract signing and update it monthly — you'll never wonder when you can move in.
Do I need to own land before starting the design process?+
Ideally, yes — the site should inform the design. But many clients engage us while they're still looking for land. In those cases, we can begin the programming phase (understanding your needs, developing a design brief) and even start schematic design with placeholder site assumptions. When you find the right property, we adapt the design to the actual site conditions. We can also help you evaluate potential lots during your search.
What's the difference between design-build and hiring an architect + builder separately?+
Design-build integrates design and construction under one contract and one point of responsibility. You work with one team from concept to completion. The architect and builder collaborate from day one, which means designs are developed with real-time construction cost feedback — avoiding the painful cycle of designing something beautiful that's 40% over budget and needs to be re-drawn. Change orders decrease. Communication improves. The finger-pointing between architect and builder that plagues traditional delivery simply doesn't exist, because there's only one team. For most clients, this is the single biggest advantage of choosing Southern Shore.
Can you build on our land anywhere in North Texas?+
We build throughout Cooke, Grayson, Denton, and Collin counties — Gainesville, Whitesboro, Sherman, Denison, Celina, Prosper, Gunter, Pilot Point, Aubrey, Denton, McKinney, Frisco, and the broader region. For sites beyond our core service area (roughly a 45-mile radius from Gainesville), we evaluate on a case-by-case basis. Remote sites add logistical complexity and cost, but we're experienced with remote-site logistics and know how to manage it.
What if we already have architectural plans?+
We're happy to review plans you've already developed. If they align with our construction standards and quality expectations, we can bid and build from them — though we'll likely suggest modifications based on what we've learned from our builds across North Texas. If the plans need significant rework to meet our standards (or your evolving needs), our design team can take over. Either way, you're not starting from zero.
How do selections work? How many decisions do we have to make?+
Building a custom home involves hundreds of decisions — but we've structured the process so it never feels overwhelming. Selections are organized into timed packages — cabinetry, stone, tile, plumbing, lighting, hardware, paint — each with a scheduled deadline and a guided meeting with our design coordinator. You'll visit showrooms, review samples, and make choices in a logical sequence that tracks with construction. Most clients find the selections process to be one of the most enjoyable parts of the build — it's where their home develops its personality.
