Building a custom home is a journey. Our integrated design-build process organizes that journey into clear phases — so you always know where you are, what's happening next, and who to call with questions (us — the answer is always us). Whether you're pursuing a residential construction project or a luxury custom home, the process is the same — intentional, transparent, and built around your vision.
The Journey from Vision to Reality
Six phases. One team. No handoffs between separate architect and builder — just a single group of people who know your project inside and out, from the first napkin sketch to the final walkthrough.
Programming — Define Your Vision
The most important phase — and the one that costs the least to get right. We sit down and ask: How do you live? What rooms do you actually use? What's missing from your current home? What's on your wish list (and what's on your must-have list)? We visit your land together and discuss orientation, views, prevailing breezes, and how the house should sit on the site. We talk budget — honestly. The output of programming is a written project brief: room-by-room requirements, adjacencies, rough square footage targets, and a preliminary budget range.
Schematic Design — Floor Plans & Elevations
Your project brief becomes architecture. We develop floor plans — sometimes 3 or 4 alternatives — exploring different ways to organize rooms on your site. We draw exterior elevations so you can see what the house will look like from every angle. We produce 3D renderings so you can virtually walk through your home. At the end of schematic design, you approve a floor plan, exterior design, and an updated budget that reflects the real scope of work.
Design Development — Materials & Details
Now we get specific. Every material, finish, and fixture is selected and documented: cabinetry species, door style, and hardware; countertop material and edge profile; flooring type, species, and finish; plumbing fixtures (make and model); lighting fixtures and switch layouts; tile patterns and grout colors; paint colors and sheens; appliance specifications; window and door schedules. The budget is refined to a fixed price. At the end of this phase, you know exactly what you're getting and exactly what it costs.
Construction Documents — Permitting
We produce the detailed construction drawings required for permitting: structural engineering (foundation, framing, shear walls), mechanical/electrical/plumbing plans, site plan with grading and drainage, energy code compliance documentation, and HOA architectural review submittal package. We submit for permits and manage the review process — responding to plan reviewer comments, making any required adjustments, and keeping things moving. Permitting timeline varies by jurisdiction: 4–8 weeks is typical in North Texas.
Construction — Build It Right
Your home takes shape. We manage every aspect of construction: subcontractor scheduling and coordination, material procurement and delivery, daily site supervision and quality control, progress inspections with the building department, weekly progress updates with photos, and monthly draw meetings. You're welcome on site — we encourage it. See your framing go up, your cabinets go in, your tile get set. The transparency of our process means there are no mysteries about what's happening behind the walls.
Completion — Keys & Warranty
Final inspections are complete. Certificate of occupancy is issued. We do a detailed orientation walkthrough — teaching you how everything in your home works, from the HVAC zoning to the smart home controls to the irrigation system. We create a homeowner's manual specific to your house: appliance manuals, finish schedules for future touch-ups, paint codes, care and maintenance instructions. And then we hand you the keys. Our warranty coverage begins — one year comprehensive, with extended structural coverage. We're still your neighbors. We answer the phone.
