Texas Ranch Barndo
Limestone wainscot, dark bronze metal, heavy timber accents, and deep overhangs for shade. Inside: rustic beams, a stone fireplace, leather and iron finishes, and a generous back porch for watching the sunset. The classic Texas barndominium — refined but not precious.
Luxury Estate Barndo
Full architectural design — custom roof forms, mixed exterior materials (stone, metal, wood), motor court, and landscape architecture. Inside: chef's kitchen, wine room, home theater, primary suite wing, and a 6-car collection garage. A barndominium that reads as an estate property.
Our Barndominium Process
We start with how you'll live and work in the space. What size shop do you need? Cars, trucks, tractors, RVs? Do you want the shop heated and cooled? Should living and working spaces be separated by a breezeway or connected internally? Every decision flows from how you'll use the building day to day.
Our design team develops floor plans that balance living space, workspace, and circulation. We pay special attention to the transition between zones — sightlines, sound isolation, and climate separation — so the shop doesn't compromise the home experience.
Steel frame erection, building envelope, and MEP rough-in happen in rapid sequence. Interior finishes follow — and because there are no load-bearing interior walls, we can make adjustments during construction without structural implications. The result: a faster build with more flexibility.

Is a barndominium cheaper than a traditional custom home?+
Yes — typically 15–25% less per square foot. The savings come from the steel frame system (faster erection, less labor), simplified foundation requirements (slab on grade, fewer footings), and a more efficient building envelope. That said, interior finishes cost the same as any custom home — you're saving on structure, not on countertops. A well-appointed barndominium from Southern Shore still represents a significant investment.
Can I get a mortgage for a barndominium?+
Yes, though it requires lenders familiar with the product. Barndominium financing has become much more common in the last five years as the product has gone mainstream. We work with several construction lenders in North Texas who routinely finance barndominium projects and can connect you during the planning phase. Conventional, VA, and USDA loans are all possible depending on the property and your qualifications.
How do you insulate a metal building for comfortable living?+
This is critical — a poorly insulated barndo is an oven in July and a freezer in January. We use a combination of spray foam insulation (applied directly to the exterior shell for an air-tight thermal envelope), interior framing to create a thermal break, and high-performance windows and doors. The result is a building that performs as well as — or better than — stick-built construction. We provide energy modeling during design so you know exactly what to expect.
Can a barndominium have the same finishes as a luxury custom home?+
Absolutely. There's nothing about steel frame construction that limits interior finishes. We install custom cabinetry, hardwood and tile flooring, stone countertops, designer lighting, and premium plumbing fixtures in barndominiums the same way we do in our estate homes. The only aesthetic difference is the exposed structure — which most clients consider a feature, not a limitation.
